Renting Property In Tenerife

The greatest advantage of renting is that you can easily move if you decide that the area, or for that matter Tenerife, isn’t for you.

Finding accommodation that fits your requirements shouldn’t take too long.  Most of the letting agents and estate agents advertise rental properties in the free local newspapers that can be picked up in bars, shops and other outlets. Some of the construction companies also offer long term rentals.

You don’t need to live in the hustle and bustle of the tourist resorts to enjoy Tenerife, on the contrary, if you live in a residential area or one of the smaller Canarian towns or villages, you will soon be accepted into the community and Tenerife will feel like home.

The paperwork involved in long term renting is minimal, so once you find somewhere you are happy with it shouldn’t take long before you can move in. Long term rentals are often well equipped and fully furnished.

Location plays a huge part in the rental cost.  The more inland you live, the better value you can get.  But to give you an idea of what to expect, a studio or one bedroom apartment costs around 400 - 600 Euros per month. 2 Bedroom apartments are around 500 - 700 Euros per month. 3 Bed apartments are around 650 - 1000 Euros per month and houses and villas are around 1200 – 1500 per month.

The monthly rent will normally include an allowance for the electric and water, if the actual bill is above this allowance you will have to pay the difference. Check with the landlord or letting agent, as in some cases you may have to pay all the Utility bills yourself.

It is normal practice to put down at least 1 months deposit plus 1 month rent in advance. If you go through an estate agent or letting agent you may have to pay a finders fee as well which can be as much as 1 months rent. Continued.
